OVERVIEW

 

ARCHITECTURE

Modularity and flexibility were placed at the heart of our architectural thinking, so that GreenPlaces could meet the needs of small and medium-sized companies, industries and start-ups, as well as their budgetary and operational constraints. The project is firmly contemporary in its expression and prioritises current environmental concerns.


DIMENSIONS

Constructed from timber, the commercial units comprise three floors which can accommodate research and development, creative, production, warehousing and office activity.
The modular concept allows business owners to expand across multiples of approximately 66 m2 of floor space. The units are offered with the following dimensions:

  • Ground floor 66.50 m2 with a payload of 1,000 kg/m2
  • Mezzanine 31.50 m2 with a payload of 300 kg/m2
  • Second floor 61.50 m with a payload of 300 kg/m2

The user can extend the mezzanine to cover a complete floor.

Use of the premises can be highly flexible thanks to interior walls that divide the space. For example, an independent entrance door means the office/storage space can be isolated from the production area/garage on the ground floor by means of an interior wall.

Raft foundation in helicopter float-finished concrete.

Columns and beams in glued laminated timber.
Timber joists.

• Staircases

Balustrade measuring 100 cm spanning the width of the mezzanine.

Hot-dip galvanised metal.


• Ventilated facade (exterior to interior)

Horizontal boards varnished green on face and edges
Vertical battening painted black
Black Tyvek UV windtight membrane
Nailed OSB 10 mm
Timber frame 45/195 mm
Glass wool insulation 200 mm, lambda class D = 0.035-0.036 W/mK. U-value 0.18 W/m2K
Jutadach 120g vapour barrier or similar

All nails, screws and other fastening mechanisms are zinc-coated/galvanised.


• Mezzanine flooring

Structural panel in three-ply K1 Multiplan glued laminated timber, thickness 45 mm
Glued laminated timber joists 120 x 320 mm
Floor meets REI 30 rating
All nails, screws and other fastening mechanisms are zinc-coated/galvanised.

• Intermediate flooring

MM profideck water-resistant glued laminated timber panel, thickness 220 mm

• Interior walls

Ground floor: 15 cm insulated timber wall
Rail-mounted plasterboard with 10 cm rock wool Knauf insulation

• Roofs (exterior to interior)

160 mm sandwich panel with white thermo-lacquered metal faces screwed onto chevrons. Thermal U-value 0.176 W/m2K.
Provision for passage of fluids by gooseneck pipe from roof heat exchanger (not supplied).

• Windows

Triple-glazed thermo-lacquered PVC windows, colour anthracite outside and white inside. Thermal U-value 0.98 W/m2K.
Two fixed sections and two lateral tilt-and-turn sections.
Dimensions 1.OG: 5.00 m x 1.20 m; 2.OG: 5.00 m x 1.60 m


• Doors

o Sectional door for vehicles

Sectional door comprising six sections: two glazed and two non-glazed.
Thermal U-value 2.5W/m2K.
Opening: 3.20 m x 3.20 m.
Manual opening mechanism.
Colour anthracite outside and inside.

o User access

Pivot door measuring 1.025 m x 2.10 m in two sections – one glazed and one non-glazed.
Colour anthracite outside and inside.
Thermal U-value 2.5 W/m2K.


• Clean running water

Polyethylene supply pipe diameter 63 to 32 ready for installation in each utilities room. Connection costs are payable by the occupant, including water meter and valve installation by the utility companies.

• Waste water

Waste water pipe with diameter 125 mm ready for installation in each utilities room.

 

• Electricity

A 25-amp power distribution panel is fitted in every commercial unit. The panels include
RCD circuit breakers.

• Internet/Telephony

Network connections are provided in each utilities room. Connection costs are payable by the occupant.

• Parking spaces

It is compulsory to either rent or purchase one numbered parking space for every commercial unit. Additional parking spaces may be
acquired, depending on site availability.

• Size of spaces

2.50 m x 5.00 m

• Electric and hybrid vehicles

Two parking spaces have rapid EV charging points.

Fixtures not included

 

• Heating/air conditioning

Option to install a roof heat pump with a split on each floor.
Power supplied by the electricity network or individual photovoltaic sensors.

• Doors

Sectional door automated via remote control.

• Windows

Blinds supplied and fitted (designated model).

• Sanitary facilities

Kitchenette, toilet, shower and sink supplied and installed.
