ARCHITECTURE

Modularity and flexibility were placed at the heart of our architectural thinking, so that GreenPlaces could meet the needs of small and medium-sized companies, industries and start-ups, as well as their budgetary and operational constraints. The project is firmly contemporary in its expression and prioritises current environmental concerns.


DIMENSIONS

Constructed from timber, the commercial units comprise three floors which can accommodate research and development, creative, production, warehousing and office activity.
The modular concept allows business owners to expand across multiples of approximately 66 m2 of floor space. The units are offered with the following dimensions:

  • Ground floor 66.50 m2 with a payload of 1,000 kg/m2
  • Mezzanine 31.50 m2 with a payload of 300 kg/m2
  • Second floor 61.50 m with a payload of 300 kg/m2

The user can extend the mezzanine to cover a complete floor.

Use of the premises can be highly flexible thanks to interior walls that divide the space. For example, an independent entrance door means the office/storage space can be isolated from the production area/garage on the ground floor by means of an interior wall.

Columns and beams in glued laminated timber.

Balustrade measuring 100 cm spanning the width of the mezzanine.

Hot-dip galvanised metal.

Horizontal boards varnished green on face and edges
Vertical battening painted black
Black Tyvek UV windtight membrane
Nailed OSB 10 mm
Timber frame 45/195 mm
Glass wool insulation 200 mm, lambda class D = 0.035-0.036 W/mK. U-value 0.18 W/m2K
Jutadach 120g vapour barrier or similar
Nailed OSB 12 mm
All nails, screws and other fastening mechanisms are zinc-coated/galvanised.


• Mezzanine flooring

Structural panel in three-ply K1 Multiplan glued laminated timber, thickness 45 mm
Glued laminated timber joists 120 x 320 mm
Floor meets REI 30 rating
All nails, screws and other fastening mechanisms are zinc-coated/galvanised.

• Intermediate flooring

MM profideck water-resistant glued laminated timber panel, thickness 220 mm
Glued laminated timber joists 120 x 320 mm
Floor meets REI 30 rating
All nails, screws and other fastening mechanisms are zinc-coated/galvanised.

• Interior walls

Ground floor: 15 cm insulated timber wall
Rail-mounted plasterboard with 10 cm rock wool Knauf insulation
